It is also the clearest signal yet that the map of where Preston Hollow eats has been redrawn, and the new center of gravity is not one corner but three.
For years, the neighborhood's dining reputation lived one zip code south, in Knox-Henderson or Uptown. In 2026, the openings finally match the rooftops. Palladino's at Preston Royal, Cantina La Rosa in the old Fernando's space, Ella and the incoming Fortune House at Preston Hollow Village, and Maman inside the Plaza at Preston Center are not a coincidence of leases. They are the same bet placed four times.
Preston Royal Stops Being a Pass-Through
Palladino's Steak & Seafood opened June 16 at 5959 Royal Lane, in the former Spec's space at Preston Road and Royal Lane. The concept is not a franchise transplant. It comes from Joseph Palladino, an ex-NYPD officer turned restaurateur known for Nick & Sam's Steakhouse and the Coal Vines pizza chain, and combines steakhouse, Italian, and sushi. The Dallas location was designed by Rockwell Group, the internationally known design firm that also created the New York restaurant.
The relevant detail for residents is not the pedigree. It is that Palladino was approached by Preston Royal's landlords to open a restaurant at the center, and Dallas made sense as a second location, particularly at the intersection of Preston and Royal. Landlords typically chase whatever tenant will sign. A steakhouse of this scale asking for that address is a different transaction. It reads more like a placement than a lease.
A block away, in the former Fernando's space, Cantina La Rosa opened in Preston Hollow from the owners of East Dallas' Smoky Rose, serving tacos, enchiladas, bowls, a cheeseburger, and carne asada for lunch and dinner. Preston Hollow Village Keeps Stacking

Executive chef Kyle Farr was previously executive sous chef at Michelin-recognized Sachet and executive chef at the now-closed Bishop Arts spot Boulevardier.
- Fortune House, confirmed by DuWest Commercial Real Estate to open on September 26 at Preston Hollow Village, joining the original on MacArthur Boulevard in Irving and a three-year-old spot on Lower Greenville. Since launching in 2015, Fortune House has earned a "Best Dumplings" nod from DMagazine for its xiao long bao, with pork broth simmered for hours.
- The existing bench, which is what makes the new arrivals stick. Preston Hollow Village already houses a lineup that includes cool indies like Chefika and Centrale Italia, buzzy chains like Chicken Guy, and reliable mainstays.
Ella's chef pedigree matters because Sachet and Boulevardier were destination restaurants that drew reservations from across the city. That chef is now cooking three miles from most of Preston Hollow's residential streets. Fortune House deciding its third location belongs here, rather than a second Uptown storefront or a Legacy West play, is the kind of decision that only makes sense if you have looked at spend-per-capita data and drawn a circle around this specific census tract.
The Plaza at Preston Center Owns the Daytime
The third corner is the softer one, and the one most likely to reshape a weekday morning.
Maman in the Plaza at Preston Center represents the New York-based chain's first Texas location, grown from a single Manhattan café to 50 locations across North America. The café sits in the former Trova Wine + Market space at 4004 Villanova Street and is open daily through 6 p.m., serving coffee, pastries, and a menu of modern favorites and French classics inspired by the founders' childhood memories. Prices range from $10 to $20 for breakfast entrees, soups, salads, and sandwiches, including the "Martha Stewart's Chicken Club."
A café closing at 6 p.m. is not competing with the steakhouse. It is filling the hours the steakhouse ignores. The three corners are not overlapping. They are dividing the day.
Why All Four Bets Landed This Year
There is a plainer reason the leases signed when they did, and it is worth naming.
A city-backed advisory task force formed in 2015 ultimately unanimously approved a rezoning plan for Preston Center after decades of debate. That approval is now producing physical construction. Construction on 8300 Douglas is slated to begin in March 2026, with Ramrock, Lincoln Property Co., HKS, and Willow Bridge Property Management among the key players. That is a supply announcement. Maman, Palladino's, Ella, and Fortune House are the demand response, arriving two years before the new square footage delivers.
The workday side of the equation is arriving on the same clock. Kiln Preston Hollow is expected to open in Spring 2026 at The Hill, part of a premium flexible workspace brand entering Texas. The neighborhood that used to empty out toward downtown by 8 a.m. is being handed reasons to keep its residents inside its own boundaries between meetings.
